The state-owned company Bangladesh House Building Finance Corporation (BHBFC) is offering long-term loans to buy land or flats in the housing sector and to build or repair homes. This loan can be repaid with a maximum interest of 5 percent for a maximum of 20 years. For migrants, the maximum is 25 years.
The website of Bangladesh House Building Finance Corporation (http://www.bhbfc.gov.bd/) states that the maximum interest of 5 percent is simple interest, meaning that the borrower has to pay a monthly installment of only 1 lakh per lakh. Mohammad Khairul Islam, deputy general manager of the corporation, said the loan was given to build houses in five categories. ‘Urban Friends’ for those who want to buy land or plots in urban areas, ‘Palima’ for those who want to borrow at the district level, ‘Prasad Mitra’ for those outside the country who want to borrow, who want to improve their own infrastructure. There are five packages called ‘Housing Development’ for ‘Housing Development’ and finally for those who want to repair their own infrastructure.
For a five-year package, the loan will be Tk 2,000 per month for a loan, Tk 3 thousand a month for 3 years, monthly Tk 8,900 for 3 years, and the minimum installment will be Tk 1 per month for 20 years. Khairul Islam said, “Our institution is the only state-owned institution in the country that offers loans in the financial sector. We offer a number of simple interest loans. In all five categories, we provide loans up to a maximum of Rs 1 lakh in the case of flats and up to a maximum of Taka 1 crore in land. Bangladeshi citizens can pay this loan in a monthly installment of maximum 25 years and those who are in exile. Citizens of the age group of 6 to 6 years can avail this loan without any condition. The official said the loan was taken from the corporation as compared to the bank and said that since it is a state-owned institution, its interest is determined by the government.

So it is more profitable for us to borrow from a bank. On the other hand, the bank usually goes into litigation or other legal proceedings only after three months of installment arrears. Deputy General Manager of the company Khairul Islam also said that there are many companies who provide loans but have to buy properties from their preferred places. We do not have such an obligation here, we are just lending money. With this money, he can buy the property wherever the customer feels comfortable.
